Two different Zakakis

Older Zakaki, close to the port, is low-rise and largely unremarkable in character, with occasional small infill matching the surrounding village-scale stock. Around it, large leisure-led schemes tied to the casino resort and adjacent developments have introduced higher-specification apartment product aimed partly at the leisure and short-let market.

These two markets behave very differently on resale, and buyers should be clear which one a specific unit belongs to before comparing prices, since they are not interchangeable despite sitting within the same municipality name.

Sizes, specification and phasing

Resort-adjacent apartments typically run 55–110 m² and often come with hotel-style servicing options or access to shared leisure facilities as part of the wider masterplan, at a higher specification and price point than the older village stock nearby. Older-village infill more closely resembles a standard Limassol low-rise apartment: 2–5 storeys, one covered parking space per unit, modest specification.

Because much of the new supply here is linked to phased infrastructure delivery, buyers should ask specifically which phase a unit belongs to and what has actually been completed versus what remains planned, since capital growth in this district tends to follow delivery of announced phases rather than general market movement.

Cost lines beyond the advertised price

Resort-linked schemes often carry additional service or facility charges tied to shared leisure amenities, on top of the standard building management fee, and these should be itemised and understood before purchase.

What to check before buying in Zakaki

Verify the actual delivery status of any infrastructure the marketing relies on — road upgrades, retail, or leisure facilities — against what has been completed on site, rather than what is shown on a masterplan. Confirm which Zakaki product a specific unit is: older village infill or resort-adjacent leisure product, since due diligence and pricing benchmarks differ between the two.

Given the district's proximity to the port and main road network, check road and industrial noise on specific streets, which varies considerably block by block.

Rental and resale demand

Rental demand is driven by port employment, casino and resort staff, and the growing leisure and golf-adjacent market, giving Zakaki a different tenant profile from the eastern suburbs. Capital growth has tended to follow delivery of announced infrastructure phases, so timing purchase against confirmed delivery, rather than announcement, is the key risk to manage.

Who it suits

Buyers comfortable with an area still being reshaped and willing to do close due diligence on phasing, investors targeting the leisure and resort rental market, and those prioritising value and Lady's Mile beach access over the settled character of the eastern suburbs.
