New build homes in Ayios Athanasios, Limassol
Ayios Athanasios has the widest spread of new-build activity in Limassol simply because of its size: dozens of individual redevelopment plots are in progress at any time, ranging from small four-unit blocks to larger schemes of twenty or more apartments on the main avenues. This makes it the easiest municipality in which to compare new-build pricing directly, since there are enough live schemes to benchmark against.

What actually gets built here
The planning pattern splits clearly by street type: the main avenues (Makarios, Griva Digeni and similar arteries) attract permits for four- to five-storey apartment blocks, while the residential streets behind them are held to two or three storeys, favouring semi-detached houses and smaller apartment buildings.
This means the same municipality produces two genuinely different new-build products — a busier, higher-density apartment on an avenue frontage, and a quieter, garden-plot semi-detached house a few streets back — at different price points for a very similar drive time to everything else.
Sizes, parking and storage
Semi-detached houses on the interior streets typically run 140–170 m² over two floors with a small private garden, while avenue-frontage apartments run smaller, from around 75 m² for two bedrooms. Covered verandas of 8–12 m² are standard on apartments; houses more often have a ground-floor covered terrace instead.
Parking is one covered space per unit as standard on apartments, and a private driveway or carport on semi-detached houses. Storage is a basement store on apartment schemes and a utility room within the house on semi-detached product.
Cost lines beyond the advertised price
Costs follow the standard Cyprus new-build structure, though buyers comparing an avenue apartment against an interior-street house should note that service charges differ meaningfully between the two formats.

Road noise is the main area-specific check: units fronting Makarios or Griva Digeni directly should be assessed for noise and glazing specification, since the same municipality's interior streets are markedly quieter for a similar price band.
Confirm the specific permitted building height for the plot next to any unit under consideration — a two-storey outlook can change once an adjacent plot on an avenue-adjacent street is redeveloped to four or five storeys under the applicable zone.
Rental and resale demand
This is a year-round residential market driven by Cypriot families and relocating professionals rather than seasonal buyers, which produces steady long-let demand and comparatively low rental volatility. Resale liquidity is good given the volume of comparable stock, though the widest choice also means less scarcity premium than in tighter neighbourhoods.
Who it suits
Families wanting schools, supermarkets and motorway access within minutes, buyers who want more house for the money than the coastal strip offers, and investors prioritising stable long-let demand over short-stay yield.
