New build homes in Columbia, Limassol

Columbia has almost no undeveloped land left, so new supply here comes from single-plot redevelopment rather than masterplanned schemes: a 1970s house or a pair of older plots is demolished and replaced with a low-rise building of six to fourteen apartments. Buyers should expect to choose between a small number of live projects at any given time rather than a deep, comparable market.

What actually gets built here

Columbia's zoning and its narrow plots push development towards low- and mid-rise apartment buildings rather than towers or standalone houses. Most schemes sit four to five storeys above ground, with two or three apartments per floor and a small number of penthouses with roof terraces.

Covered verandas are standard rather than optional in new schemes, usually 8–15 m² and glazed or louvred so they extend as usable space through most of the year. Storage tends to be a basement cage or utility cupboard rather than a full room, and parking is one covered space per apartment as the norm — two is unusual without paying for it.

Sizes and specification to expect

Layouts here are efficient rather than generous, reflecting the plot economics of infill building: expect open-plan kitchen-living areas, one bathroom per bedroom at the upper end, and less built-in storage than a suburban house on a larger plot.

Specification on recent Columbia schemes typically includes ducted air conditioning, double glazing, and porcelain floor tiles throughout, with kitchens fitted but not always including appliances — confirm this line item before treating a listed price as move-in ready.

Cost lines beyond the advertised price

On top of the unit price, budget for transfer fees or VAT depending on whether the purchase qualifies for the reduced VAT rate, stamp duty, legal fees, and a share of the building's shared-area costs if parking or storage is sold separately.

What to check before buying in Columbia

Because plots are narrow and buildings sit close together, check the outlook from every room, not just the marketing render — a west-facing balcony three metres from the neighbouring block behaves differently in August than the same balcony with clear sightlines.

Ask specifically about street noise on the busier through-roads towards Amathountos Avenue, confirm whether the quoted price includes a parking space and storage unit as separate title deeds or as part of the apartment, and check the building permit against the final approved plans rather than an early concept.

Rental and resale demand

Columbia lets well to long-term professional tenants rather than short-stay holidaymakers, which tends to produce steadier occupancy than the seafront strip at a lower average nightly rate. Resale demand is supported by the walkability to Dasoudi and the old town's proximity, but supply is thin enough that comparables can be sparse — a valuer will often need to reach into neighbouring streets.

Who it suits

Buyers who want to walk to the beach, a supermarket and several tavernas without a car, and who are comfortable with an apartment rather than a house with a garden. It suits professionals working in Limassol year-round more than seasonal holiday buyers, and investors targeting long lets over short-stay yield.
