What actually gets built here
The dominant format is a detached or semi-detached house on a large plot, built either by a small local developer selling a handful of houses at once, or by the buyer commissioning a house directly on a plot they have purchased separately. Apartment blocks are rare, since the land economics and buyer demand both favour houses with gardens here.
Elevation across much of the village gives many plots a sea view, and building heights stay low — typically two storeys — in keeping with the village character and its planning zone.
Self-build versus developer purchase
Buying a plot and commissioning a house directly gives more control over layout and specification but requires managing planning permission, contractor selection and build oversight yourself, and timelines are less predictable than a developer-led scheme with a fixed handover date. A small developer house, where available, offers more price and delivery certainty but less customisation.
Either route, budget realistically for the build programme: rural plot infrastructure — water, electricity and road connections — is not always as straightforward as on an already-serviced suburban plot, and this should be confirmed before purchase rather than assumed.
Cost lines beyond the advertised price
Self-build costs are structured differently from a turnkey purchase and should be budgeted with a contingency for utility connection and any road access works the plot requires.

What to check before buying in Parekklisia
Confirm the plot's building coefficient and permitted height under its specific planning zone before assuming a particular house size is achievable, since this varies plot to plot even within the same village. Check road access and utility connection status directly, since some plots at the edge of the developed area require the buyer to fund extension works.
If the plot advertises a sea view, verify what sits between it and the coastline and what could still be built there, since elevation alone does not guarantee a permanent outlook.
Rental and resale demand
This is primarily an owner-occupier market rather than a rental-investment one; resale demand comes from buyers specifically seeking space and a garden at a lower cost per square metre of land than the eastern suburbs, and liquidity is generally slower than for apartment stock closer to the city.
Who it suits
Families building or buying a house who want more space than their budget affords closer to the coast, remote workers valuing quiet over walkability, and buyers comfortable with a longer, more hands-on purchase or build process than a completed off-plan apartment.
