Germasogeia's new-build market splits cleanly along the same line as the district itself. In the upper village, redevelopment produces detached and semi-detached houses on larger plots, generally two to three storeys and constrained by the older village street pattern. On the coastal strip, the same municipality name covers mid-rise and occasionally high-rise apartment buildings serving the tourist and rental market.

Village new builds versus coastal new builds
Village plots tend to be redevelopments of older stone or 1980s houses, replaced with two- to three-storey detached or semi-detached homes that keep the village's low-rise character; planning here is more restrictive on height and setback than on the coast. Gardens, private parking for two cars and a covered terrace are typical rather than exceptional.
The coastal strip permits considerably taller buildings, and new schemes there compete on sea view and proximity to the promenade rather than on plot size. Expect smaller footprints per unit, higher density, and specification aimed at both owner-occupiers and the short-let rental market.
Sizes, parking and storage
Village houses commonly run 150–220 m² over two or three floors with a private garden and driveway parking for two vehicles. Coastal apartments run smaller, from around 65 m² for a one-bedroom up to 130 m² for a larger three-bedroom, typically with one covered parking space and a communal storage area rather than a private store.
Cost lines beyond the advertised price
Coastal apartments generally carry higher building management fees than village houses, reflecting lifts, pools and higher-density shared facilities; this recurring cost should be modelled alongside the purchase price rather than treated as incidental.

What to check before buying in Germasogeia
The Germasogeia river runs through the lower part of the district, and land close to its course and mouth can be more exposed to surface water in heavy winter rain; ask specifically about the plot's flood risk classification and historic drainage performance before committing, rather than assuming all Germasogeia addresses are equivalent.
On the coastal strip, ask what protects any advertised sea view — height limits on the seaward side change periodically, and a view sold today can be affected by a future permit on an intervening plot. In the village, check access roads and utilities on older infrastructure, since some village streets have not been fully upgraded alongside the newer housing built on them.
Rental and resale demand
Coastal Germasogeia supports strong seasonal short-let demand alongside longer lets, given the promenade and restaurant density nearby; the village supports steadier, family-driven long-let and owner-occupier demand with less seasonal swing.
Who it suits
The village suits families wanting a house and garden with village character and cooler evenings; the coastal strip suits buyers and investors prioritising sea proximity, walkability to restaurants, and rental flexibility over space.
